*When inspecting a condo, it is common for most inspectors to inspect only the unit itself and not the common areas of the building. All too often I hear that these areas are an association responsibility. If you purchase a condo, you are the association and financially responsible for the common areas. I feel a complete inspection includes the common areas, and when I inspect a condo I report on the entire structure.My reasoning is simple.I want you to be aware of any special assessments that might come your way. My inspection report will inform you of that possibility.
